At Costa Homes, we make the journey from concept to completion simple, clear and enjoyable. As trusted custom builders on the Sunshine Coast, our proven design and construct process gives you confidence at every step.

Pre Design Stage

In this initial stage we will get as much information that we can using  our design needs analysis and we will discuss what your vision is for your new home. We discuss how we can bring your new home to life within your budget. This is the perfect time to ask any questions. This is where expectations and what we are going to deliver in your new home come together.

This will come in the form of a design brief, where we work on setting out all parameters of wants and needs in your new home. This is indeed a crucial and valuable step - a no-obligation opportunity for us to invest our time in understanding each other, laying the groundwork for your new home and exploring the possibilities without any formal commitment.

Based on our experience with projects of similar size and similar specification, we produce a build estimate,  based on your design brief with budgetary allowances for all requirements of the project. This will give an understanding of what can be achieved within your budget.

If you are happy with the presented information and would like to proceed to the next stage to develop detailed designs and specifications, we can now sign a preliminary agreement. This agreement will outline the scope of the initial design phase, associated costs and the next steps in bringing your vision to life.

Design & Concept Stage

Following our initial design brief meeting and the provision of the build estimate, this is how we will proceed:

Phase 1

Site Assessment & Concept Design (Approximately 2 Weeks)

We will arrange and order Contour Survey, Soil Test and any other necessary reports. With these site-specific parameters in hand, our design team will commence the production of a concept plan. This plan will be based directly on the wants and needs outlined in your design brief, taking into account the site's unique characteristics.

Phase 2

Concept Plan Review & Refinement (Approx 3 – 4 weeks, allowing for feedback rounds)

  1. Initial Concept Plan Issued: Within roughly two weeks of receiving all necessary site reports, we will present you with the initial concept plan. This will include floor plans, preliminary elevations and a site plan showing the proposed house placement.
  2. Client Feedback (Round 1): We will schedule a meeting to discuss the concept plan in detail. You will have the opportunity to provide your feedback, outlining any aspects you like, dislike or wish to change.
  3. Design Amendments: Based on your feedback, our team will revise the concept plan.
  4. Client Feedback (Round 2): We will present the amended plan for your second round of review and feedback.
  5. Further Design Amendments: We will again refine the design based on your input.
  6. Client Feedback (Round 3): A final opportunity for you to review and suggest any further tweaks or enhancements.

Through these three rounds of feedback and amendments, we aim to achieve a concept plan that perfectly aligns with your vision and functional requirements.

Phase 3

Design Sign-Off & Detailed Pricing

Once you are completely satisfied with the concept plan and confirm it meets all your expectations, you will sign off on the design. This signifies your approval to proceed to the next stage that includes full takeoff pricing and the energy report.

Based on the precise pricing from the full takeoff and the insights from the energy report, we will produce a detailed client offer. This offer will clearly outline the total cost for the construction of your new home according to the agreed-upon plans and specifications.

Contract Stage

We will work with you to finalise and execute the building contract, outlining all terms and conditions, payment schedules and your project timelines.

You will sign a copy of your concept plan, a HIA contract, your approved specification, a soil test and any other relevant documentation.

Building Approval Stage

Upon the formal signing of the building contract by both parties, the next crucial step will be the Building Approval Stage.

We have received the architectural and engineering plans in preparation for a building application

Application goes into the private certifier and your colour selection meetings commence to finalise all colours and internal features of the home.

Construction Stage

With the Building Approval obtained, we now move into the Construction Stage of your new home build. This is where the vision laid out in the plans and specifications starts to become a visible reality.

Throughout the construction stage, we will maintain regular communication with you, providing updates on progress, addressing any questions or concerns and coordinating any necessary decisions.

Completion

The completion of construction marks the successful conclusion of all the hard work and planning that has gone into building your new home.
